Modular construction – already in use in the UK since the 1970s – is accelerating in use because of customer demand for a well-defined project.

There is a strong design, manufacturing and supply infrastructure in place, but not dedicated to construction. The motivation for using modular construction generally arises from the requirements of speed of construction, improved quality and early return on investment. In addition, there is a noticeable trend to use modular construction in social housing, where speed of construction is allied to economy of scale of production and reduced disruption on congested inner city streets.

Let’s look at the attributes of modular construction:

● reduced construction costs, especially when combined with economy of scale production (10%+)

● greatly reduced on-site construction time (50 to 60%)

● increased industry profitability due to economy of scale manufacturing

● increased site productivity (up to 50%)

● greater certainty of on-time and on-budget completion

● much less waste in manufacturing and on-site

● increased reliability and quality
